Host Cancellation Policies

While Host cancellations are rare and sometimes unavoidable, they can disrupt guest plans and may result in penalties. If a Host cancels a confirmed reservation or is deemed responsible under this Policy, Huswell may impose fees and other consequences. These measures reflect the impact on guests and the company. Fees and penalties may be waived in cases of Major Disruptive Events or valid reasons beyond the Host’s control."

Cancellation Fees Policy

If a Host requests a cancellation, Huswell will impose fees based on the reservation amount and the timing of the cancellation. A minimum cancellation fee of 20% of the reservation amount or €50 (whichever is higher) applies.

Fee Structure Based on Cancellation Timing:

  • Within 48 hours before check-in or after check-in:
    • 50% of the reservation amount for the nights not stayed.
  • Between 48 hours and 30 days before check-in:
    • 30% of the reservation amount.
  • More than 30 days before check-in:
    • 20% of the reservation amount.

For reservations of 28 days or longer, the cancellation fee is calculated based on the non-refundable portion of the reservation up to the 30-day period following the cancellation date following the long term stay cancellation policy of booking platforms (specifically Airbnb), rather than the entire reservation amount.

Additional Considerations:

  • The reservation amount includes the accommodation rate and cleaning fee.
  • If the calculated cancellation fee is less than €50, it will be adjusted to €50.
  • In addition to the cancellation fees, Hosts will not receive a payout for the canceled reservation. If the payout has already been made, the amount will be deducted from future payouts.
  • If you are unable honor a reservation—regardless of the reason—it is your responsibility to request to cancel in a timely manner to allow our guests enough time to adjust their plans. Ultimately, we discourage cancelling reservations.

 

Situations in which fees may be waived

We will waive the fees set out in this Policy in appropriate situations, for example if the Host cancels because of Valid Emergency Reasons beyond the Host’s control. Hosts who believe one of these situations applies will be required to provide documentation or other support. We will determine whether to waive any fees and other consequences after evaluating the available evidence.

In the event a fee is waived, other consequences may still apply, this may include having to cover for the booking platform's host penalty fee.

Regardless of whether we waive any fees or other consequences, the Host will not receive a payout for the canceled reservation.

 

When a Host is found responsible for a cancellation

A Host may be responsible for a cancellation when it occurs because of conditions in the Listing that are grossly and materially different from how the Listing was described at the time of booking. In these cases, the Host will be subject to the fees and other consequences laid out based on a booking platform's policy., regardless of who initiates the cancellation. Examples may include: Amenities are different from what is advertised without the knowledge of Huswell, or gross Listing inaccuracies that materially disrupt a guest stay. It is a must that Huswell is advised if there are any changes needed to be done with how the property is described, and what is presented to the guest.
