How does HUSWELL invoice?

Each month, you will receive three actions at different times:

1️⃣ Owner Statement – A detailed and accurate overview of the previous month.
2️⃣ Invoice – The total service fees, which have already been deducted from your earnings. No payment is required. The invoice will indicate "Paid on: dd/mm/yyyy."
3️⃣ Payout

  • The owner statement is sent at the beginning of the month following the rental period.
  • The invoice is issued mid-month.
  • The payout is processed at the end of the month.

 

📌 Where Can You Find Your Payout Details?

  • Payout details per reservation are no longer available in an Excel file.
  • Instead, you can easily access them via the button at the bottom of your invoice, which provides a detailed breakdown of all bookings and costs.

 

📌 Tracking Your Reservations & Payouts

✅ In the Owner Portal, you can track:

  • Your reservations (highlighted in green in the calendar).
  • Your availability.
    ✅ In the top-right corner, you will see an estimated payout, which is processed at the end of each month.

 

📌 What Factors Affect Your Payout?

1️⃣ Check-Out Date

  • Payouts are calculated based on the departure date of the reservation.
  • Example: A stay from July 25 to August 2 is fully accounted for in August, even if guests arrived in July.

2️⃣ Adjustments & Corrections
Between the reservation confirmation and check-out, changes may occur, such as:
Extended or shortened stays
Additional discounts or extra charges
Working Capital adjustments, which may lead to invoice modifications

 

📌 Example Calculation of a Reservation

💰 Guest Payment: €854 (rental) + €99 (cleaning) = €953.00
📉 Channel Commission (e.g., Booking.com: 12% + 1%) = €123.89 + 21% VAT → €149.90
🏡 Huswell Commission (21% of rental) = €179.34 + 21% VAT → €217.00
🧼 Cleaning Fee (Now Included in Nightly Rate) = €99.00
Net Earnings for Owner: €487.10

 

📌 New Pricing Strategy: Cleaning Fee Integration

We have introduced a new pricing strategy where we keep the cleaning costs in the advertisement as low as possible and instead integrate them into the average nightly rate.

🔹 Why?

  • This removes a psychological barrier for guests when booking.
  • Listings with low or no visible cleaning fees tend to attract more bookings.
  • Guests are more likely to complete their booking when they don’t see a separate cleaning charge added at checkout.

 

📌 Important to Know

  • You will receive a detailed calculation per reservation in your Owner Statement email.
  • This is an estimate and may be subject to slight corrections, such as Working Capital adjustments.
