New Invoicing and Payout Process (Effective January 1, 2025)

As part of our efforts to improve the online management of vacation rental properties and enhance operational service quality, we are introducing a new invoicing process starting January 1, 2025. This change separates the responsibilities between Huswell and Tidyy, two specialized companies that will manage different aspects of your property. Below, you’ll find all the details about this updated process.

Overview of the New Structure

Starting in 2025, property management responsibilities will be divided as follows:

  • Huswell – Online Management Services
    Huswell will handle all tasks related to the online rental management of your property, including:
    • Listing your property on all relevant booking platforms.
    • Consolidating booking calendars.
    • Guest communication and support.
    • ...
  • Tidyy – On-Site Operational Services
    Tidyy will oversee the operational side of managing your property, such as:
    • Cleaning the property after guest/owner check-outs.
    • Providing bed and bath linen.
    • Conducting property inspections upon request.
    • On-demand cleaning and maintenance tasks

This division ensures that each company can focus on its area of expertise, providing a better overall experience for property owners and guests.

How Invoicing Will Work

1. Huswell Invoice

  • Issued Date: You will receive Huswell’s invoice on the 14th of each month.
  • Includes:
    • Huswell commission 
    • OTA (Online Travel Agency) commission
    • Payment processing charge
    • A monthly fixed fee of €49 (VAT included)
  • Covers: All services provided for reservations with check-out dates in the month prior to the invoice.

Huswell will deduct these costs from the amount paid by guests via the booking platforms before transferring the remaining balance to you.

A comprehensive breakdown of the reservations and their associated costs will always be available in the owner app and attached to the invoice by pressing the "DETAILS FACTUUR" button on the invoice itself. This will show you the all new and updated “owner statement”. 

The owner statement is a comprehensive document summarising bookings for a specific month. It includes all reservations made during the relevant period, along with a detailed breakdown of the revenue earned and the associated costs.

Key Features of the New Owner Statement

  1. Comprehensive Booking Summary

    The statement includes a clear overview of every booking that took place in the relevant month. Each reservation is listed with detailed information such as the reservation confirmation code, the check-in and check-out dates, number of nights, and the total revenue generated from that booking.
  2. Revenue Breakdown

    For every reservation, the statement provides a transparent breakdown of the revenue you earned. This means the total amount paid by guests, ensuring you have full visibility into the financial performance of your property.
  3. Cost Analysis

    The statement also details all the costs associated with each booking. This includes:
    • Huswell (PMC) Commission: The fee charged by us for managing the booking process and ensuring a smooth guest experience.
    • Booking Channel Commission (OTA): Any commissions deducted by the booking platform, such as Airbnb, Booking.com, HomeAway or other OTA's used.
    • Payment Processing Charges: Fees associated with processing guest payments through secure and reliable payment gateways.
  4. Net Income Calculation

    After listing all the revenue and associated costs for each booking, the statement calculates your net income for the month. This ensures you have a clear understanding of your final payout, broken down by individual bookings and as a total.

2. Tidyy Invoice


  • Issued Date: You will receive Tidyy’s invoice on the [insert day] of each month.
  • Includes:
    • Guest check-out cleanings
    • Owner check-out cleanings
    • On-request cleanings
    • Bed and bath linen provided
    • Requested inspections
    • ...
  • Covers: All operational services provided in the month prior to the invoice.

Unlike Huswell’s invoice, Tidyy’s invoice will not be deducted from the guest payments. Property owners will need to manually pay Tidyy’s invoice upon receipt.

By splitting responsibilities between Huswell and Tidyy, we aim to provide more specialized services in both online property management and on-site operational work. This separation allows each company to focus on its strengths and ensures a smoother, more transparent process for property owners.
